Annual Meeting
NOTICE: The Association Annual meeting will be held in December. The agenda is forthcoming, and will include elections. Please email the Board if you have an agenda item that you would like to discuss. Stay tuned for an announcement with the exact date, time and location.
Condo Insurance Notice
To comply with and enforce Section 10.1.3 of the CC&R, the Board of Trustees is recording which units possess insurance, and requires that all Unit Owners provide proof of insurance. Evidence of insurance must be mailed to the board by November 5th. Please refer to the forthcoming notice for further details.
Natural Gas and New Radiator Valves
We’re anticipating at least a 10% in the cost of natural gas this year due to the rate increase from Questar. The board is hoping to avoid an increase in HOA dues from this utility increase. As a way to help out, we’re looking at every opportunity to save natural gas in the buildings. One way to save gas is to install thermostatic radiator valves on every radiator that you use in your unit. Not only will this reduce our Association’s natural gas bill, but it will also give you greater control over the heating temperature in each room. If you are interested in buying thermostatic radiator valves for your unit (cost is estimated at about $100-$150 each), call Kevin (801) 608-0850 or email the board at the email address below. Thermostatic valves will be ordered in bulk on October 20. The deadline to join the order is October 15, 2008.
Board of Trustees Election
Two positions will be up for election in December 2008. In your package, there is a form to fill out if you are interested in serving on the Board. Please consider the opportunity to work with your community and help out. Return the form to the Sampson Altadena Condominium Association, Board of Trustees: P. O. Box 3091, SLC, UT 84110 before November 10, 2008.
Water Concerns
Do you have leaky toilets or faucets? Even though we do not pay individually for our water use, it does come out of our Association monthly dues. Take a look around your unit – things to look for include: leaks under cabinets and behind toilets, low flow showerhead and faucet aerators. These are all water saving opportunities. If you discover leaks, please call a plumber and get them fixed. We can all do our part to conserve water and save on the Association water bill. Leaks may also go through to the unit below and you will be responsible for any damage.
There are some cheap devices that can reduce the Association’s water bill and warn homeowners of leaks in their units. Ask your plumber or visit the local hardware store, such as Ace on 400 South. Such devices could save homeowners thousands of dollars resulting from floods.
Association Dues
Reminder: according to the CC&R, Association dues must be paid by the first of each month whether or not an invoice is sent or received, with a 10-day grace period. Please submit your Association dues in a timely manner in order to avoid a $25 late fee. Thank you!
Owners
Do you own a drain snake? How about a toilet plunger? These are things that all owners in a condo complex should own and know how to use. If you don’t or don’t want to, then do you have the name and phone number of a reliable plumber on your refrigerator? Do not call the Board of Trustees to do these jobs. If you have a plumbing problem and it cannot be fixed with a snake or plunger, (meaning the problem is on the outside of your unit) then call John Lopez and he will have a Board-approved plumber come to the unit.
Renters
Please read the Newsletter and contact your landlords if you encounter any issue in your units.
Good Neighbors
Are you new in our community? We enjoy your pets and it is fun to see happy animals. We live an ever changing community and recently have had several concerns from residents. Please review the rules in your CC&Rs and/or ask your landlord what they are. There have been several instances of owners not picking up after their animals. HOA Board encouraging the pet owners to register your pets with HOA. Dogs should be kept on leash and off all landscaped areas in the complex. This includes lawns.
REMINDER: Parking
If you are interested in buying a monthly parking pass for a reduced rate, look for a sign-up form on the notice boards soon. Diamond Parking is offering reduced parking rates if the Association can enroll at least 10 cars. Email the board if you are interested in a reduced monthly parking rate.
