Below is the November newsletter from the HOA Board of Trustees:

New HOA Board Elected
At the October 15, 2007 HOA meeting the following four Board members were elected by the HOA:

Kevin Emerson, Vice President & Assistant Secretary - (801) 608-0850
John Lopez, Operations Manager - (801) 599-5483
Joanna Marusienski, Secretary & Treasurer - (801) 628-2987
The Board members serve as the Executives of the HOA. If there is anything that you need, please contact the Board immediately. If something needs attention, needs to be corrected or repaired, or needs to be enforced it is the responsibility of the Board, who was elected by the HOA. The Board is working hard to improve the less than stellar operations of the HOA in the past, and while there is a lot on our plates, we are here to serve ALL members of the HOA! Eeek... Mice!
We are coming into the cold season when mice are becoming a nuisance. To proactively avoid a problem like some unit owners experienced last year the Board has had extra mouse traps placed around the building. We will also be inspecting the interior and exterior of the building to eliminate all sources of food and plug exit/entry points. If we all work together we can eliminate this problem before it gets out of control. The three steps to mouse control are: 1) Sanitation (eliminating food), 2) Closing Holes, 3) Controlling population. Your cooperation is appreciated!
HOA Self-Management
The HOA Board is currently self-managing all HOA business and building operation. This will take place until a new management company is secured. Through self-managing the HOA will save $250 per month, which will be invested in HOA and building needs!
A resolution that formally adopts self-management was made available to unit owners living in the building. The CC&R's require 67% to adopt self-management. The resolution has received enough support for self-management and therefore will be filed with the proper authorities shortly. The Board anticipates that it will take 8-12 months to secure a new, permanent management company.
Common Areas & Personal Property
Personal property may not be left in any common areas of the Sampson Altadena Condominium. In the near future, all unclaimed personal property will be removed and discarded from all common areas. Common areas include laundry room and unassigned storage space. If you have special needs with respect to your personal property please contact one of the Board members immediately! Watch for an official notice about this in the coming weeks.
Laundry Room
The washer and dryer units in the Sampson have been repaired. According to our lease with the company who provides these units, the laundry room must be kept clean. The HOA needs YOUR help to keep the laundry room clean – PLEASE DO YOUR PART!
Tenant Leases
If you are a homeowner who currently leases your unit the Board requires a copy of your current lease. This is required as per the Association's CC&Rs. Please mail a copy of all current leases to the Sampson Altadena PO Box by December 1, 2007.
Fire Extinguisher
All fire extinguishers in both buildings have been inspected by the Salt Lake City Fire Department and are current.
Dishwasher/Clothes Washer
All units that have a dishwasher, garbage disposal and/or a clothes washer are out of compliance with the HOA's CC&Rs. The Board is compiling a list of those units that currently use these appliances. No one will not be asked, nor required to remove the appliances, but the Board will require all units to declare if such appliance(s) are used in each unit, to keep a record of how the building's original plumbing is being impacted. Keep an eye out for a notice in the coming weeks.
Plumbing Emergency or Building Maintenance
If you ever need to schedule to have a plumber come to your unit, or of you have a plumbing emergency, do you know who to call? John Lopez, Operations Manager for the HOA is your guy! Any jobs that require turning off the water, boiler, etc. must be scheduled with John at least 24-hours in advance. John is available 24-hours a day for emergencies as well. To schedule a water shut-off or in case of a water or boiler emergency, call: John Lopez, Operations Manager - (801) 599-5483.
Emergency Contact List
In the event of an emergency at home, does your neighbor know who to call if you need help? To address this, the HOA Board will shortly be compiling an emergency contact list about all unit owners, including information about tenants, pets, vehicles, and emergency contact information and emergency medical information. This confidential list is being collected for emergency purposes only so the HOA will be prepared in the case of an emergency. Look for the HOA Emergency Contact Form in your January 2008 HOA statement.
